Buyer’s Agent Read on Auction Clearance Rates in the Inner West
The Inner West auction market again outperformed Sydney's broader trend. This week delivered a 61.1% clearance across my tracked suburbs against 49% Sydney-wide, though activity eased to 65 listed properties compared to 72 the previous week. Eleven properties withdrew before auction.
Vendor confidence remains shaky for auction day, with 72.7% of the 33 sales occurring prior to auction rather than on auction day itself.
Several suburbs recorded no auctions: Birchgrove, Earlwood, Lewisham, Sydenham, and Tempe.
Struggling areas included Lilyfield (3 listed, 1 passed in, 2 postponed, none sold) and Drummoyne (4 listed, 1 sold prior, 2 withdrawn, 1 postponed). A cluster of suburbs saw one property each scheduled for auction this week and withdrawn: Alexandria, Annandale, Ashbury, Haberfield, and Leichhardt.
Top-performing suburbs included Marrickville (4 listed, 3 sold), with Croydon Park and Stanmore both clearing all of their contested stock. These suburbs with one property scheduled for auction recorded sales at or pre-auction: Five Dock, Forest Lodge, Glebe, Rozelle, and St Peters, while Abbotsford recordeda strong 4 of 5 sales.
Notable sales: 8 Davidson Street, Balmain ($4.65m prior), 70 Waratah Street, Croydon Park ($3.27m prior), 72A Terry Street, Rozelle ($3.075m prior), 185 Addison Road, Marrickville ($2m prior), and 15 Gladstone Street, Marrickville ($1.9m prior).
