Forest Lodge Buyers Agent
Forest Lodge is one of the smallest suburbs in the Inner West. Because of this it can be easy to overlook Forest Lodge, however, it's only 4km from the CBD, tucked between Glebe and Camperdown.
It's a suburb known for the Harold Park unit developmnet. It also has a selection of Victorian terrace houses, close to Sydney University, and RPA and Chris O'Brien Lifehouse. It's generally thought of as the quieter, more residential sister of Glebe next door.
Why Buyers Are Looking at Forest Lodge
If buyers are searching for units, they are typically drawn to the Harold Park development, rather than Forest Lodge as a suburb. The development offers lifestyle and accesss to the Lightrail, Tramsheds with grandkids on weekends, and Annandale for a village vibe.
House buyers usually include Forest Lodge as a secondary preference after Annandale, Lilyfield, and Glebe. Its doesn't have the same appeal however, it's just next door close and offers similar style of property.
Tramsheds, the old Rozelle tram depot turned food hall, sits right on the edge of the suburb and has become an asset to the suburb, along with Jubilee Park's harbour and city views.
It also suits buyers with ties to the university or the hospitals nearby, since you can walk to either in a few minutes.

The Pockets We Like
Hereford Street is the best street in the suburb. It's because it's a quiet street filled with character terraces. Beyond that, the streets around Ross Street and St Johns Road are the heart of Forest Lodge being and walkable to the shops and cafes.
Houses close to the the Harold Park precinct benefits from what Mirvac built there after the old paceway closed in 2010, landscaped grounds and a different feel to the older terrace streets around it.
It's a tiny suburb, so choice is limited. With the large supply of units, parking is tight.
The House Market
Almost everything here is a Victorian terrace, and you'll see a broad variation in condition. Some are fully renovated with the rear opened up, some with cosmetic improvements, and some still completely original.
There isn't much semi-detached stock beyond the terraces themselves, and duplexes are rare.
The median price for a house in Forest Lodge is $2,391,000.
Only 45 houses were sold in Forest Lodge in the last 12 months. The median days on market for a house in Forest Lodge is only 24 days.

The Apartment Market
Most of the apartment stock either comes from older Victorian houses that were split into flats decades ago, or from the newer Harold Park development on the old paceway site.
There's choice in the apartment market here and there's a split between character conversions and modern, purpose-built apartments, so it's worth being clear with buyers about which one they're actually aiming for as the price varys significantly.
The median price for a unit in Forest Lodge is $1,145,000.

Buying property in the Inner West
Do I need a buyer’s agent?
Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.
What does a buyer’s agent actually do?
A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.
That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.
Different services suit different stages, depending on how much support you need.
