Erskineville Buyers Agent
Erskineville sits to the East of Newtown, about 6km from the CBD.
Known as Erko, it was a working-class industrial suburb well into the twentieth century including brickworks, tanneries, the old Metters factory that used to turn out Kooka stoves. The site is now home to apartment developments.
The old terraces the workers lived in are still standing, and that's prominent type of housing people are buying in Erskineville.
Why Buyers Are Looking at Erskineville
Erskineville compared to Newtown is the quiet, leafy neighbour. While there is the famous Imperial Hotel with parties, DJs, and iconic drag shows, much of the rest of the suburb is more of a quiet village vibe.
It's got the same walk-everywhere feel and the same train line with it's own station, but it's smaller, and more residential once you're off the main road. A quick trip into the city on the train, wide choice of cafe and pubs, and a vibrant community, Erko is popular with Inner Westies.
Around three-quarters of the suburb sits inside heritage conservation areas, which keeps the terrace streets looking much as they did a hundred years ago. The old look and feel to the houses is a big part of the appeal for buyers chasing a character buy.

The Pockets We Like
The Erskineville Estate and Burren Street heritage areas, in behind the station, are where the best of the original workers' cottages and terraces are along. This spot is also low traffic, and a proper village feel once you're a block or two off Erskineville Road. Some of the best streets include Rochford, John St and Pleasant Ave.
Parking is the big one. Most of these terraces were built without any thought for cars, some streets are only wide enough for one-way traffic. Also, the properties that sit near the pub and nightlife strip along Erskineville Road are the centre for noise complaints.
Character Homes Are the Main Attraction
Proper freestanding houses are close to non-existent in Erskineville. This is a terrace and cottage suburb with mostly narrow Victorian workers' housing built side by side. What you're paying for is condition, position, and how much of the original detail has survived versus been renovated away.
Because so much of the suburb is heritage-listed, the housing stock doesn't really change, it's the same terraces changing hands generation to generation, which is exactly why competition for a good one is intense whenever one comes up.

The Apartment Market
There are mainly two types of units in Erksineville. One type is the smaller, older low-rise blocks scattered through the residential streets.
The second type is the newer style along Ashmore (the old industrial estate toward Alexandria) still being built out with new apartment developments, and the new builds along Metters St.
The median price for a unit in Erskineville is $1,065,000.

Buying in Erskineville
There's decent turnover of property in Erskineville, but the terraces people actually want; original character, decent proportions, good street, get fought over.
I help clients get a proper understanding of the good, bad, and ugly of on a property before they commit, including what the heritage rules, then negotiate on their behalf so they're not just paying whatever price.

Buying property in the Inner West
Do I need a buyer’s agent?
Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.
What does a buyer’s agent actually do?
A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.
That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.
Different services suit different stages, depending on how much support you need.
