Dulwich Hill Buyers Agent

Dulwich Hill sits about 8km south-west of the Sydney CBD, wedged between Lewisham, Petersham, Summer Hill, Hurlstone Park and Marrickville, with the Cooks River tracing its southern edge.

It's one of the Inner West's well-known and well-loved suburbs offering connectivity to the city and a great local lifestyle. The cafe strip along Marrickville Road is the central hub that a lot of other Inner West suburbs envy.

Why Buyers Are Looking at Dulwich Hill

Buyer's see Dulwich Hill as a nice mix of suburban and central. It's has a train station and light rail line into the city whilst maintaining a family-friendly feel. The suburb has also benefited from the new Greenway, a walking and cycling nature corridor.

The suburb skews younger with median age 38, and a big share of single and couple households without kids which fits with the decent supply of apartment stock in the suburb. It's also popular with buyers chasing character houses, with Federation, Edwardian, Gothic and Italianate houses on blocks of land ranging from small to stately.

The Pockets We Like

The streets around Waratah Mills are most in demand

The pockets closest to the Arlington and Waratah Mills light rail stops, are consistently the ones buyers want. You get quieter, leafier streets with easy, while still being an easy tram ride from the shops and cafes. Streets near Dulwich Hill Public School also hold their value well with the family-buyer crowd.

What the locals don't love about Dulwich Hill

New Canterbury Road and Old Canterbury Road carry heavy traffic, and residents have recently struggled to cope with the volume of visitors using the Greenway!

The House Market

There just aren't many houses here compared to apartments, so when a quality house comes up, it gets fought over. The ones people want are the older Federation and Edwardian homes, mostly on the streets further from the main roads e.g. Denison Street, with a handful of Gothic-style places mixed in too.

Many still have original features in tact with fretwork on the terrace verandas, gabled roofs, and pressed metal ceilings. These style of homes draw buyers who've been priced out of Summer Hill or Petersham. A well-presented character property near the light rail corridor tend to attract serious competition, and buyers often need to move quickly and decisively when it hits the market.

The Apartment Market

There are more apartments than houses in Dulwich Hill. The older brick walk-ups are mostly in behind Wardell Road and around the Dulwich Hill and Arlington light rail stops. These are small blocks, no lifts.

The newer builds are going up mostly along New Canterbury Road, where most of the recent and current developments are concentrated.

As we know, strata can vary significantly in how well they've been looked after, so buyer's should be reviewing the strata report and info carefully.

FAQ

Buying property in the Inner West

Do I need a buyer’s agent?

Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.

What does a buyer’s agent actually do?

A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.

That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.

Different services suit different stages, depending on how much support you need.
