Haberfield Buyers Agent

Haberfield is about 6.5km west of the city. It sits between Leichhardt, Five Dock and Ashfield.

This suburb is pretty special because the whole suburb is heritage-listed. What we see as Haberfield today was developed in the 1900s as Australia's first garden suburb. It was developed by Richard Stanton after the bubonic plague outbreaks pushed people out of overcrowded inner-city housing.

Haberfield is also known as one of Sydney's strongest Italian communities including Ramsay Street's food strip. These features make Haberfield a distinct Inner West suburb.

Why Buyers Are Looking at Haberfield

Buyers come to Haberfield for the large family homes filled with character. The suburb offers wide, leafy streets with rows of Federation and bungalow houses, some with grand verandahs and entrance ways, built to the 1900's era's standards.

Because the whole suburb is protected, the streetscape will largely remain the same.

Families are drawn to the schools and the space, blocks sizes are large compared to Inner West standards.

It's easy access to the city wit hthe M4, and locals will find all their shopping, and medial needs in Leichhardt next door.

The Pockets We Like

One of Haberfield's strengths is its consistency.

The streets closest to Dalhousie Street and the original Ramsay Estate hold the best examples of the Federation homes Haberfield is known for.

You'll find leadlight windows, fretwork, heritage tiles, and picket fences Streets backing onto Hawthorne Canal or near Dobroyd Point have the added benefit of the GreenWay walking and cycling path, which is an asset for buyers with kids and pets.

What locals don't love about Haberfield

The heritage rules are strict, and while buyers see that as the whole point of living here, it does limit renovation potential.

Also, Parramatta Road runs along one edge and brings the traffic and noise for those located nearby.

Character Homes Are the Main Attraction

Haberfield is a house suburb with around 83% of properties being detached houses. Almost all of them the original Federation and bungalow houses on decent-sized blocks.

Most houses are 3-4 bedrooms so the properties are mostly suited to families. There is a mix between renovated, dated cosmetically improved, and original condition homes. Properties can stay in the family for decades, and while in the interiors may be dated to the 50's - 70's, houses in Haberfield are well-kept.

Buying in Haberfield

Because the whole suburb is protected and there isn't much change to the property stock, buyers know what to expect from Haberfield. It's a premium priced suburb where buyers are either putting it at the top of their search list and almost exclusively search here, or they have it on the back burner as a 'just in case something comes up in our price range' suburb.

I help clients understand what the heritage rules actually mean for a property before they commit, negotiate on their behalf, and make sure they're not overpaying just because a house ticks the character boxes.
