Glebe Buyers Agent
Glebe is super close to the CBD. It's wedged between Blackwattle Bay, Forest Lodge, Annandale and Broadway.
It's named for the church land it once was (a "glebe" is land granted to support a parish), and it's had a few lives since: working-class and industrial around the Broadway end, rundown by the mid-1900s, then an influx of students and academics from the 60s and 70s onward.
Why Buyers Are Looking at Glebe
Glebe is a charming suburb. It's a popular desination for social catchups with Glebe Point Road cafes and eateries and the Glebe Markets on Saturdays.
Buyers are drawn to Glebe for it's character and promixity to the city. It's not a public transport favourite, because there is no train station, but it's extremely walkable to the city, shopping, pubs, medical, Sydney university, the water, parks and picnic spots.
It's a lifestyle suburb.

The Pockets We Like
The estate around St John's Church and the older Victorian terrace streets near Glebe Point hold their character best. this is where Glebe's grand old villas and terraces are concentrated, some dating back to the 1830s.
Streets closer to Jubilee Park and Wentworth Park are popular for the green space and the water. Toward Forest Lodge, the terraces get smaller and quieter, which suits buyers after something more residential than the busy Glebe Point Road end.
The suburb can become extremely busy on weekends and holiday periods. Being next door to Broadway shopping centre and in the heart of a cafe preccinct can become noisy and difficult to get anywhere fast.
The House Market
There aren't many freestanding houses Glebe, only around 5% of properties are separate houses. The remainder of houses are terraces and semi-detached properties. These makes up close to half the suburb's housing.
Condition varies enormously. Some of these terraces have been beautifully restored, others haven't been touched in decades, and there's an obvious price difference here.

The Apartment Market
Apartments make up roughly the other half of Glebe properties.
There's a mix of older conversions in Victorian buildings, 1970's flats, and more recent developments, especially toward Broadway and the university end.
It's a segment that attracts investors and first home buyers given the rental demand from students and hospital and university staff.
The median price for a unit in Glebe is $1,000,000.

Buying in Glebe
Glebe is an affluent, trendy, aspirational suburb.
Many owners stay for decades, meaning quality properties can be tightly held and opportunities relatively limited.
When good homes do come to market, competition is often strong and emotional.
As local buyers agents, we help clients identify opportunities, access off-market properties, negotiate confidently and avoid overpaying.
Whether you're searching for a character terrace, a family home or a long-term Inner West lifestyle purchase, understanding Annandale's micro-markets can make a significant difference to your result.

Buying property in the Inner West
Do I need a buyer’s agent?
Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.
What does a buyer’s agent actually do?
A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.
That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.
Different services suit different stages, depending on how much support you need.
