Lewisham Buyers Agent
Lewisham is a small, quiet suburb tucked between Petersham, Summer Hill and Dulwich Hill, about 7km from the CBD.
It's is a well-connected pocket in the Inner West, with its own station and nlight rail stop. It's an under-the-radar suburb, largely due to it not having it's own village or retail preccinct. It's also geographically, quite a small suburb.
Much of the appeal of the suburb is the large character family homes.
Why Buyers Are Looking in Lewisham
It's sandwiched in between Summer Hill, Petersham and Dulwich Hill, which is a big positive, as the shopping areas are within walking distance.
The streets themselves are quiet and leafy, lined with period homes, which makes it a favourite for buyers who have the budget to achieve size, character, and convenience.

The Pockets We Like
We like the quiet residential streets set back from Old Canterbury Road, where the Federation and Victorian homes are well kept and the blocks are generous.
The pockets closer to Summer Hill and Petersham are especially tightly held for their walkability to the village strips.
Some of the best streets in Lewisham include Vernon St, Denison St, and The Boulevarde.
Lewisham is small, so the shopping options within the suburb are limited and you'll rely on the neighbouring villages for most things.
Character Homes Are the Main Attraction
Lewisham holds some of the Inner West's grander period properties with wide-fronted Victorian and Federation homes, a number of them on larger blocks along the leafier streets like The Boulevarde, sitting alongside smaller semis and workers' cottages closer to the rail line.
The heritage character is a big part of the draw here, so homes that have been renovated sympathetically and kept their period detail sell for a clear premium, while unrenovated homes attract buyers after a project in a tightly held suburb.
The median price for a house in Lewisham is $2,363,500.
33 houses were sold in Lewisham in the last 12 months.

The Apartment Market
Units are actually the busier end of the Lewisham market, with more than twice as many sold as houses over the past year.
Apartment blocks vary from mid-century red-brick walk-ups on the quieter streets through to the newer complexes that have gone up around Lewisham station and the light rail.
The median price for a unit in Lewisham is $815,000.
76 units were sold in Lewisham in the last 12 months.
The median days on market for a unit in Lewisham is 36 days.
Buying in Lewisham
Lewisham is really two markets. Houses are in short supply, and often gorgeous period homes. The unit side moves far more quickly, and is dominated by modern stock.
Prices vary a lot here. Houses range from fully renovated Federation homes to places that need everything done, and units differ hugely depending on the block and the building, so the suburb median tells you very little about what any one property is actually worth. But what the median does tell you, is the approximate budget you'd need to consider Lewisham.
As a local Buyer's Agent, I help clients cut through that. I am inspecting the right properties, including ones that never hit the open market, assessing them transparently, and negotiating hard so you don't overpay.

Buying property in the Inner West
Do I need a buyer’s agent?
Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.
What does a buyer’s agent actually do?
A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.
That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.
Different services suit different stages, depending on how much support you need.
