
Five Dock Buyer's Agent
Five Dock sits on the peninsula between Iron Cove and Hen and Chicken Bay, about 10km west of the city, in between Haberfield, Drummoyne, Concord and Croydon.
It's had a big Italian community for generations, you can see it in the food shops along Great North Road and in Ferragosto, the annual festival the suburb still runs.
This history sits alongside the construction of the metro station to connect Five Dock to the CBD.
Why Buyers Are Looking at Five Dock
Buyers often come to Five Dock after being priced out of Haberfield or Drummoyne. Others choose it as their first preference due to local ties in the suburb, and the liveability.
There is a mix of backyard space and apartment living, all with access to local shops, and eateries. The amenity strip sits along Great North Road, water at both ends of the suburb, and the suburb fringer streets full of character homes that haven't been knocked down for townhouses.
It's not on a train line today, which puts some buyers off, but Five Dock is one of the stations planned for the Sydney Metro West line through to the CBD and Westmead, so that's a live conversation with a lot of clients weighing up buying ahead of it opening.


The Pockets We Like
The streets in behind Great North Road, away from the shops and the traffic, have some of the best-preserved Federation and bungalow homes in the suburb.
The very best streets are located closer to the water toward Henley Marine Drive and Iron Cove. It's quieter, leafier, and within walking distance of Timbrell Park, with a bike path around the bay, and Livvi's Place, one of the better all-abilities playgrounds in the Inner West. These streets are Minnesota, and Connecticut St.
The suburb sits between two busy roads; Parramatta Road on one side, Great North Road running straight through the middle, and both get congested, especially around the Lyons Road intersection, which has been subject to ongoing traffic changes and roadworks.
Being squeezed by two arterials is the trade-off for how central Five Dock actually is. Not having a train station yet is the other common gripe, though that's set to change once the Metro West station is built.
The House Market in Five Dock
Houses make up majority of the properties in this suburb. There's a mix of house types depending on the street. The classic is a Federation or California bungalow, and you'll find both ends of the condition spectrum, some restored with the original details intact, others still owned by the same family for decades and untouched, which suits buyers who want to create their own home extension, rather than pay a premium for someone else's renovation.
Most of the houses are detached, but there's a large pool of semi-detached houses too, especially on the smaller blocks closer to Great North Road.
And with the growth in population of the area, larger blocks are increasingly getting knocked down for new duplexes.

It's a mix of older low-rise blocks and newer developments, and with the Metro West station under construction, we're likely to see more of these newer unit blocks to make a big impact in future years.
