Enmore Buyer's Agent

I work with buyers across the Inner West to help them understand price, deal with agents, and properly assess property before making a decision.

Enmore Buyers Agent

Enmore is the strip that runs off the western end of King Street, Newtown, and it morphs from Newtown into a slightly quieter, more suburban feel.

It has the same closeness to the city being about 5km out from the CBS and has the same terrace streets, but it has it's own enterntainment scene with the Enmore Theatre and restaurants on Enmore Road.

Why Buyers Are Looking at Enmore

Enmore is slightly higher priced than Newtown but people look at both of these suburbs for much the same reasons. Enmore gives you the terrace-house streets and the walk-everywhere lifestyle without needing to be right on King Street.

The Enmore Theatre is iconic, it's been running as a live venue since 1908, the Rolling Stones played there in 2003, and it still pulls touring acts most weeks.

Buyers flock to Enmore for the lifestyle. Entertainment, food, parks, shopping, is right at your fingertips. You can also hide away from the bustle in some of the quieter character streets in the suburb.

The Pockets We Like

The streets tucked behind Enmore Road

Away from the theatre and the pubs but a couple of minutes walk away are the best locations. A chunk of the suburb sits in the Llewellyn Estate heritage area, which maintains the character, so the terrace rows stay intact. The best streets are the widest streets including Metropolitan, London and Juliett.

What the locals don't love about Enmore

Enmore isn't typically the suburb you'd think of for plane noise but it can be quite loud being on route to the main runway. There is also limited street parking as the suburb is a popular area to socialise.

The House Market

This is a terrace suburb. The good ones have kept their original front rooms and hallway but opened up the back into something more livable, which is what buyers will pay a premium for.

The original terraces with the pokey floor plan and bathroom at the rear are still popular, but moreso in a hot market.

Because the blocks are so narrow, off-street parking is rare and often replaces the backyard if in use.

The median price for a house in Enmore is $2,000,000.
Only 59 houses were sold in Enmore in the last 12 months.
The median days on market for a house in Enmore is only 27 days.

The Apartment Market

Enmore has a handful of older walk-up units. Most of the units are one and two-bedroom stock in low-rise blocks from the '60s through to the '90s.

The units are primarily located on Tupper St, Stanmore Rd, Liberty St, James St, and Enmore Rd.

It suits buyers who want the Enmore address and the lifestyle. As always, it pays to check a building's age and how it's been managed, a lot of these blocks are getting on and strata records can tell you a lot about what's coming.

The median price for a unit in Enmore is $1,005,500.

The median days on market for a unit in Enmore is only 26 days.

Buying in Enmore

It's a suburb people buy into for the lifestyle, which means well-located, well-cared for terraces are fought over.

I help clients work out what price is realisitic to pay, negotiate properly, and make sure they're not overpaying.

FAQ

Buying property in the Inner West

Do I need a buyer’s agent?

Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.

What does a buyer’s agent actually do?

A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.

That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.

Different services suit different stages, depending on how much support you need.
