Inner West buyers agent

Earlwood Buyer's Agent

I work with buyers across the Inner West to help them understand price, deal with agents, and properly assess property before making a decision.

Earlwood Buyers Agent

Earlwood sits between the Cooks River and Wolli Creek, about 10km south-west of the CBD, not technically a part of the inner west, but some people still consider it so. It's a part of the Canterbury-Bankstown Council area but it has been a popular choice for first home buyers and families who'd like to live in Marrickville, or Dulwich Hill but prioritise size of land over central location.

Why Buyers Are Looking at Earlwood

Earlwood has the same era of housing of a lot of the inner west with interwar and Californian bungalow style properties. There's no train line running through the suburb itself, but it's ringed by stations: Dulwich Hill, Canterbury, Hurlstone Park, Bardwell Park, Turrella and Tempe are all a short drive or bus ride away.

The parks along the river and the creek are a big drawcard too, especially for buyers with young kids or dogs.

The Pockets We Like

The eastern streets and the high side toward Bardwell Park

The section in the middle of the suburb is considered the best part of the suburb. Gueudecourt Ave and Kitchener Ave are two of the best streets in Earlwood. These streets are classic wide, quiet streets lined with well-kept gardens and large houses.

What the locals don't love about Earlwood

Homer Street itself is a constant high-use street and is congested at peak times, being the main commercial strip and thoroughfare. Not having a station in the suburb is a big drawback for Earlwood, even though there are several stations nearby.

The House Market

Majority of properties in this suburb are houses rather than units.

The classic Earlwood house is an interwar Californian bungalow, often original and sitting on a large block, though there are Federation homes scattered through as well.

Buyers coming from Marrickville or Dulwich Hill usually find they get more space for their money.

The median price for a house in Earlwood is $2,105,500.
175 houses were sold in Earlwood in the last 12 months.
The median days on market for a house in Earlwood is only 26 days.

The Apartment Market

Units are a small part of the market in Earlwood. It wasn't built as an apartment suburb the way Dulwich Hill or Ashfield are. What is around tends to be smaller, older blocks clustered near Homer Street and the other main roads rather than through the residential streets.

It suits buyers after a foothold in a suburb near the Inner West. But as the choice of units are quite limited, rather than trying to patient, expand the search to nearby suburbs.

The median price for a unit in Earlwood is $1,075,000.
Only 47 units were sold in Earlwood in the last 12 months.
The median days on market for a unit in Earlwood is only 25 days.

Buying in Earlwood

Earlwood doesn't get talked about as much as its neighbours, which works in buyers' favour if you know what you're doing. Earlwood is not 'undiscovered' however, and the right character home on a good block still requires buyers to fend off competition.

I help clients work out which pocket fits their needs and budget, get a proper understanding of the property pros and cons, negotiate confidently, and avoid overpaying.

FAQ

Buying property in the Inner West

Do I need a buyer’s agent?

Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.

What does a buyer’s agent actually do?

A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.

That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.

Different services suit different stages, depending on how much support you need.
