Tempe Buyers Agent
Tempe is bordered by St Peters, Sydenham, Marrickville and the Cooks River, with Wolli Creek just across the water.
It’s a pocket of Victorian and Federation cottages and terraces wrapped around the river, the wetlands and Tempe Reserve, with a cheaper price point than some of its neighbours.
The Cooks River and its cycleways, Tempe Recreation Reserve and the off-leash areas give it lifestyle appeal, and the station puts the city within a quick run, with the Wolli Creek Metro close by as well.
It’s long been one of the more affordable ways into the Inner West, which draws first home buyers and young families.
Buyers here are largely first home buyers, families and investors chasing character housing, parkland and quick city access at a lower price than Marrickville or Newtown.
Why Buyers Are Looking at Tempe
Tempe offers Inner West character, riverside parkland and a well-connected location at a sharper price than Marrickville, St Peters or Newtown.
You get period cottages, the Cooks River and its bike paths, the reserve and quick transport to the city, all for less than the louder suburbs nearby.
For first home buyers and families wanting to get into the Inner West, it’s often a great option, as long as you buy on the right street.

The Pockets We Like
The area north of the Princes Highway and west of the runway is the pick of Tempe, with Bridge Street, Station Street, Stanley Street and Edwin Street among the best streets, period homes set back from the worst of the highway and airport.
Closer to the highway, the industrial edge and the flight path are more challenging spots. We steer clients toward the streets that keep the character and liveability without sitting on top of the noise.
The aircraft noise from the flight path affects large parts of the suburb, the Princes Highway brings traffic, and parts of the area sit close to industry near the airport. But there are pockets of the suburb that are very quiet, so don't rule out the whole suburb.
Character Homes Are the Main Attraction
Houses are what most buyers come to Tempe for, and it’s an active and competitive first home buyer segment.
The stock is mainly Victorian and Federation cottages and terraces, which suits first home buyers and young families.
Well-located houses on the quieter streets near the river attract strong competition from buyers wanting Inner West address at a lower entry point.
The median price for a house in Tempe is $1,755,850.
42 houses were sold in Tempe in the last 12 months.
The median days on market for a house in Tempe is 25 days.

The Apartment Market
Tempe doesn’t really have a unit market. There are very few apartments and almost none trade, much like Sydenham, so if you’re after an apartment you’ll want to look at neighbouring Marrickville. We can help you target the right blocks there.

Buying property in the Inner West
Do I need a buyer’s agent?
Not everyone does. Some buyers are comfortable managing the process themselves. Others prefer to have help understanding price, vetting property, and dealing with agents, especially in a competitive market like the Inner West.
What does a buyer’s agent actually do?
A buyer’s agent works on the buyer’s side of the transaction, rather than representing the seller.
That can include searching for property, assessing opportunities, communicating with agents, negotiating, bidding at auction, and helping buyers make informed decisions throughout the process.
Different services suit different stages, depending on how much support you need.
