Buyer's Agent Fees Explained: What It Costs to Buy in Sydney's Inner West and Beyond (2026)

Buyer's agent fees will differ in Sydney's Inner West depending on the service offered. The services can range from per property assessment, to Full Search where every part of the buying process is handled on your behalf and the buyer's agent fee typically reflects the depth of the service.

Below I break down what each service costs in my business, with the dollar investment from a one-off property assessment to a full end-to-end service.

If you're looking at buyer's agent fees you probably already know what they do, but here is a break down of the services so you can understand how we allocate fees to each service.

The Full Search Fees

A buyer's agent will specialise in a local area, like I do in the Inner West, which means they are ahead of the game compared to the regular buyer. The buyer's agent knows the key agents, and has good working relationships with them in order to get access to off-market properties.

We also get early access to properties that are going to hit the market, and get way more details on price and competition than the regular buyer. This is because the sales agents view a buyer's agent as a colleague, so they are able to speak more freely and have more confidence in the seriousness of the buyer.

A Full Search service will typically involve the buyer's agent conducting unlimited properties inspections, due diligence assessments, and negotiations including auction bidding during the period of engagement. This takes a significant portion of the buyer's agent working hours and ability to service other clients, so they charge accordingly.

The buyer's agent shouldn't take on competing clients either, so the slot for that particular brief is dedicated to one buyer at the exclusion of other prospective clients who'd like to engage the service but will be turned away for up to 6 months, until the current client has purchased.

The client is obtaining the benefit of the buyer's agent accumulated knowledge of properties and locations in their specialised area and relationships built with local agents over years. The benefit is leveraging the buyer's agent experience and expertise exclusively.

Fees are often split into a retainer and success fee. The purpose of a retainer fee is to compensate the buyer's agent for the significant amount of upfront work that is required prior to purchase. The retainer fee also enables the client to secure the spot for that particular brief.

The fees attached to the Full Search in my business range from $18,000+GST to $35,000+GST.

The Collab Search Fees

The Collab Search is a hybrid service designed for buyers who want to stay hands-on with the property search themselves, but bring in a buyer's agent for the parts that require expertise and local relationships. It suits buyers who have the time to source and inspect properties on their own, but don't have the experience to properly assess a property or negotiate.

With the Collab Search, the buyer takes the lead sourcing suitable properties and doing the initial inspections, filtering out the ones that don't fit their brief. Once they've shortlisted a property they're keen on, the buyer's agent steps in to vet it properly, complete due diligence, provide a pricing assessment, and handle the negotiation or auction bidding through to an unconditional purchase. The buyer still gets the benefit of the buyer's agent local knowledge, agent relationships, and negotiating ability.

Because the buyer is doing the legwork of finding and inspecting properties, the Collab Search takes up less of the buyer's agent working hours than a Full Search. This is reflected in the fee, which sits between the Full Search and the one-off Evaluate and Negotiate service.

The Evaluate and Negotiate Fees

This service is best suited to buyers who want one-off support to purchase a property. This occurs when a buyer has found a property they are keen to complete due diligence on and then negotiate on.

The buyer's agent will inspect, complete due diligence, pricing assessment, and negotiation for the property.

My model for this service is to first, complete the Evaluate phase, and then, if the property is up to scratch and passes the due diligence, the client can proceed to the negotiation phase of the service. Fees are therefore split into an Evaluate installment, a Negotiate installment, and a success fee if they purchase the property.

The fees for Evaluate range from $1,750+GST to $3,000+GST per property. The fees for the Negotiate installment range from $1,750+GST to $3,000+GST per property. The success fee ranges from $3,000+GST to $6,000+GST per property.

The above three services are for buyers searching primarily in the Inner West, Inner City, and neighboring suburbs.

The Remote BA Fees

This is a NSW-wide service for first home buyers. This service is suited to buyers who want negotiation and due diligence support through their first purchase but cannot afford the standard buyer's agent services.

This is a 3-month engagement period where I am your property negotiator, your due diligence buddy, and your sounding board. Buyers can leverage my negotiation and property assessment experience, whilst maintaining complete control over property selection and inspection.

The fees for the Remote BA are a one-off $5,000+GST retainer for 3 months of unlimited negotiation representation and remote due diligence support.

It depends on the service. In my business, fees range from $1,750+GST for a one-off Evaluate on a single property, through to $18,000+GST to $35,000+GST for a Full Search where I handle the entire buying process for you. The Collab Search and Remote BA sit in between. The right fee comes down to how much of the process you want handled on your behalf.

What's the difference between a retainer and a success fee?

The retainer compensates me for the significant upfront work required before you buy, and it secures your spot for that particular brief. The success fee is only paid once you purchase a property unconditionally. So the retainer covers the work along the way, and the success fee is for achieving the result.

Do I still pay a buyer's agent if I don't end up buying?

You pay the retainer and any installments for the work completed during the engagement, because that work happens regardless of the outcome. But the success fee is only payable once you've actually purchased a property unconditionally, so you're never paying a success fee for a purchase that didn't happen.

Are buyer's agent fees worth it?

For most buyers, yes. You're leveraging years of accumulated local knowledge and relationships with the key agents, which gets you access to off-market properties, earlier access to listings, and far better detail on price and competition. Due diligence is the underestimated benefit of a good buyer's agent. So many times I have picked up significant problems that the client would have missed on their own. A good buyer's agent will also negotiate a better result than you'd get on your own, which can save you more than the fee itself.
