Inner west auction data to 15th August

The Inner West auction market again outperformed Sydney's broader trend, and this week it did so enormously. My tracked suburbs cleared 74.1% against 53% Sydney-wide is the strongest local result I've recorded in months, and a full 21 points ahead of the metro figure.
Depth returned to the market alongside the higher clearance. Of 58 properties listed across my suburbs, 40 sold, 7 passed in and 7 were withdrawn, with a further 4 postponed. The trend of pre-auction sales continues, with 25 of the 40 sales (62.5%) sold prior to auction rather than on the day. This tells me that the market is still starved of multiple-bidders per property. Agents are grabbing onto one strong buyer and negotiating with them prior to auction. There are also scenarios where the vendor needs to sell asap, and while there may be multiple bidders on the property, the agent favours a best and final offer scenario prior to auction.
Houses and units had a similar clearance rate, 75.7% house clearance against 73.3% for units, so demand was broad.
Marrickville heldthe most stock, listing eight and selling six, headlined by a $2.51m sale on Ruby St. Newtown was second with four of five sold. Suburbs with smaller volumes this week still sold what they had: Camperdown, Drummoyne, Croydon Park, Abbotsford, Lewisham, Summer Hill and Balmain East sold all their listed properties. The softer spots were Ashfield, Enmore and Glebe, each around sold 50% of their stock listed for sale that week with a mix of passed-in and withdrawn listings.
In the premium segment, the most expensive sale was 10 Simmons St, Balmain East at $6.1m, sold prior. Then, 12 St Albans St, Abbotsford sold for $5.2m at auction, 5 Barney St, Drummoyne sold for $4.5m prior, and 19 Tavistock St, Croydon Park fetched $3.75m, also before auction. The prestige end of the Inner West is clearly still finding its buyers.

Which Inner West suburbs are the most competitive right now? Marrickville and Newtown are consistently the highest-volume, highest-demand suburbs, and this week both cleared strongly. The nuance will be the size of the property, and the position. Tightly held pockets like Camperdown, Drummoyne, Croydon Park, Abbotsford and Balmain East also cleared everything they listed.
Is now a good time to buy in the Inner West? For first home buyers and upgraders, current conditions are favourable, but a strong clearance rate like this week's means you need to be organised, have finance ready and be in a mindset to act, rather than gamble a price discount.

Comparable sales, current market conditions and real buyer demand give a far more accurate picture of what a property will sell for. Getting that read right before you bid is a core part of what I do.
