The Inner West continues to have a higher auction clearance rate than Sydney overall. The Inner West recorded a 53% clearance across my tracked suburbs against 47% Sydney- wide. The number of property listings dropped, with 83 properties listed vs. 123 last week, and 23 withdrawn before auction.
Majority of properties are selling prior to auction. Of 39 sales, 26 sold sprior to auction. That's 66.7% of vendors who aren't willing to wait until auction to sell their property. This could be because they fear they will lose buyers before the auction day rolls around. It also tells us that vendors aren't feeling confident about the price they could achieve at auction. Sometimes however, an owner receives such a strong offer, that they're happy to sell before auction.
In Drummoyne, and Erskineville, three propertieslisted in each suburb were all withdrawn. In Summer Hill 2 out of 2 properties were withdrawn. When vendors pull the auction campaign rather than pass in, it means they're not seeing enough buyer interest to follow through with the auction.
Newtown continues to struggle. Five properties listed, one sold (88 Newman St, price withheld). The remaining four were either passed in or postponed. Petersham is similar with 3 listed, 1 sold at auction, 2 passed in.
Decent sales volumes were recorded in Abbotsford (3 from 3), Ashfield (5 from 6) and Leichhardt (4 from 5), Glebe (2 from 2).
Highest sales this week include 29 Brady St, Croydon $3.45m at auction, 11 Edgar St, Tempe ($2.4m prior to auction), 78 Whites Creek La, Annandale ($2.325m at auction), and 37 Elswick St, Leichhardt ($2.3m prior to auction).
