Many buyers reach a point where they’re not sure how to judge what they’ve found. They’ve spoken to their conveyancer, had the building and pest or strata report done, yet there’s still uncertainty. They don’t have the context to know what’s normal, what deserves more questions, or when something might be a reason to walk away.
That’s where the Due Diligence Workshop comes in. It’s a private, one-hour video session where I take clients through the key due diligence items for their property. Before the call, I review the available information and prepare a detailed overview. During the session, we go through it together in real time, discussing what each finding means and where further questions might be needed.
Finding What Most Buyers Don’t Look For
I recently worked with a client who said they felt ill equipped to assess the property on their own. They’d done all the usual steps, engaged a conveyancer, ordered building and pest reports, and spoken to their broker, but still didn’t feel they had the skills to make sense of it all. They weren’t sure what to look for, how to interpret the information they’d received, or whether any of it should influence their decision to buy.
Before our session, I went through the key information about the property and its surroundings to understand its context, what’s happening nearby, and whether there were any factors that could affect its future use or appeal. I also checked for any clues or inconsistencies that might warrant further questions before proceeding. In doing so, I found a few concerning points that needed to be addressed, so I prepared a set of questions for the client to take to their conveyancer. Their conveyancer then raised these with the vendor’s conveyancer to clarify the issues and ensure there were no deal breakers.
These are the kinds of things most buyers never think to look for, yet they can make a real difference to how a property performs or how comfortable it is to live in.
