When you engage me for auction-only, I represent you on the day of the auction — attending in person and bidding on your behalf. I bring calm, confidence, and experience to help you avoid overpaying and give you the best chance of a successful outcome.

Yes — but this would be through a different service. If you're considering a pre-auction offer or want support assessing the property beforehand, I offer an Evaluate & Negotiate service designed for that. If you’ve booked the Auction-Only service, my role focuses just on auction day.
Not at all. Many of my clients choose to stay home or tune in online. I’ll bid on your behalf and keep you informed throughout the process. You stay in control without needing to be there in person.
If we are the highest bidder when the property passes in, you’ll have the first right to negotiate with the selling agent. I’ll manage that negotiation on your behalf, helping you navigate the next steps with a clear head and steady approach. It’s often where some of the most important work happens.
We’ll agree on a maximum bid before the auction. If the bidding goes beyond that, I pause and check in with you — no pressure to go further. It’s all about staying within your comfort zone.
I attend auctions across Sydney, with a focus on the Inner West and Inner City. Some of the areas I regularly work in include Annandale, Newtown, Dulwich Hill, Leichhardt, Marrickville, and surrounding suburbs.
You’ll need to:
Finalise all due diligence on the property — including reviewing the contract, strata report (if applicable), and any other relevant documents. You’ll need to be confident about proceeding unconditionally if you win.
Confirm the deposit amount and payment method with the selling agent — some may require a bank cheque, others accept a transfer.
Check your daily transfer limits with your bank and make any necessary changes, so you’re ready to pay the deposit if you’re successful.
